Currently, interest rates are super low, so the buyers are out in force to find their perfect home. There are SO many buyers, there isn’t enough inventory to satisfy the demand — so that means for many Texas markets, homes for sale are fetching multiple offers, incredible contract terms, and top-dollar prices!
If you’ve been considering selling, there’s no time like the present! But where to start?
SET A TIMELINE: It’s important to focus on the appropriate time and energy it will take to sell your home. In the months and weeks leading up to putting your home on the market, have a game plan to alleviate making the process a stressful situation. Depending on your market, your agent may recommend speeding up this timeline, if possible.

Once you decide to sell, immediately:
• Find an agent. This doesn’t mean hire your uncle’s dentist’s nephew, this means finding a great Realtor – or Realtor team *ahem* — with great reviews and a track record of impeccable customer service and negotiation skills. • Declutter: This seems like an easy task, but it’s much harder and takes some time! Figure out what you can do without and pack it away or get rid of it!
2-3 months before putting your home on the market:
• Hire a home inspector. While this isn’t mandatory, it’s a good idea. Knowing what issues your home has early allows you to fix problems early. A potential buyer will more than likely get the home inspected after an offer is made, so the problems will come out at some point – so it’s better to nip it in the bud early.
• Get those repairs squared away! Realtors worth their salt will be able to tell you the best ways to make your repair dollars go far.

1–2 months before putting your home on the market:
• Make your place shine: This is where you make your home a Pinterest post. You want your home to be clean and inviting so buyers can see your house as their home.
1 week before putting your home on the market:
• CLEAN! Everything should be deep-cleaned: Surfaces, floors, showers and tubs, grout, mirrors, baseboards, etc. Clean carpets and rugs (hire a professional if warranted). Make the house smell fresh.

• Picture-perfect: A photo is worth a thousand words, right? Your Realtor will have professional photos taken, and these photos will be your home’s main representation on the MLS. Make sure it looks appealing so the photographer captures its perfection.
